What cleaning actually costs in the Waikato
Most cleaning companies won’t publish numbers. Here are ours, as honest ranges, so you can check any quote you receive, including one from us.
These are ranges, not quotes. Anyone giving you a firm price without walking your site is guessing. All figures NZD, excluding GST, reflecting current Waikato market rates.

Monthly office contracts
For a standard office at typical frequency. A competent cleaner covers roughly 200–300 m² of standard office per hour, if a quote implies 500 m² per hour, the specification is thinner than you think.

The five things that move a price most
- Bathroom count. Bathrooms take disproportionately long. Two extra bathrooms can cost more than another 100 m² of open-plan office.
- Frequency. Five visits a week isn't 66% more than three, usually closer to 50%, because mobilisation cost spreads further and each visit has less build-up.
- Kitchen and breakout size. Staff kitchens are the second slowest area per square metre after bathrooms.
- Floor type. Mixed floors are slower than either carpet or hard floor alone, because of equipment changes.
- Access and hours. After-hours, alarm handling, multi-tenant sign-in, all add time before any cleaning starts.
