How much does Airbnb cleaning cost in New Zealand?

For a standard two-bedroom property expect roughly $70–$120 per changeover, and $120–$200 for a larger three or four bedroom. Linen service is usually charged on top, around $25–$50 depending on bed count. Same-day turnovers and peak-season slots sit at the higher end because the scheduling is genuinely harder. We quote per property after seeing it, because a tidy two-bed apartment and a beachfront bach with sand through everything are not the same job.

Can you do same-day changeovers?

Yes, a 10am checkout to a 3pm check-in is our standard window and most of our short-stay work runs on exactly that. Give us your booking calendar and we schedule against it, so you aren't texting a cleaner every time a booking lands.

How do I know the property is actually ready?

Accepted Answer

You get timestamped photos of the finished property before check-in, in your own login. Not a text saying 'all done', actual photographic evidence of each room, which you can check from anywhere. For hosts who don't live near the property, this is usually the thing that makes the decision.

What happens if a guest leaves damage?

Accepted Answer

We photograph it and report it to you immediately, before the next guest arrives. That matters more than it sounds: the most common reason hosts lose an Airbnb damage claim is being unable to show the property's condition between stays. Our changeover photos close that gap, because you have a timestamped set from the turnover before the problem.

Do you supply linen?

Accepted Answer

Yes, commercially laundered, hotel-standard sheets and towels, delivered and made up as part of the changeover, with soiled linen removed at the same visit. You can also use your own stock and we'll manage the laundering. Most hosts start with their own and switch once they've replaced a few sets.

Which areas do you cover for short-stay?

Accepted Answer

Hamilton and Cambridge for city properties, and Raglan, Taupō, Whitianga, Thames and the Coromandel for holiday homes. Peak season in the coastal towns fills early. December to February bookings should be locked in well ahead.

Do you work with property managers?

Accepted Answer

Yes, and it's a good chunk of what we do. One schedule, one consolidated invoice itemised by property, and a separate portal login per property that you can hand straight to each owner. That last part removes a whole category of email from a property manager's week.
