Linen is the operational constraint most hosts hit first, usually the day they take their first same-day booking.
The constraint
A 10am checkout and a 3pm check-in gives you five hours. Washing, drying and remaking a full set of linen for a two-bedroom property takes four to five hours in domestic machines, assuming nothing goes wrong and you’re standing there to move loads.
You cannot do same-day turnovers on one set of linen. It isn’t a preference, it’s arithmetic.
How many sets you need

"Sets" means everything: fitted sheet, flat or duvet cover, pillowcases, plus bath, hand and face towels and a bath mat for each bathroom.
And one stain takes a set out of rotation. Hosts who run two sets discover this at the worst possible moment.

The real comparison
For 40 changeovers a year on a two-bedroom property:
- Linen service: $1,000 – $1,600/year, zero time
- Own stock, self-laundered: ~$700 setup (2 sets) + $160/year running + roughly 60 hours of your time
At any honest valuation of your time, the service wins. The self-laundered option only makes sense if you’re on site anyway, or you enjoy it.
When outsourcing clearly pays
- You have any same-day turnovers
- The property is more than 20 minutes from where you live
- You have more than one property
- Peak season occupancy is high
- You don’t have space to store three sets of linen per bedroom
When it doesn’t
- Single property, generous gaps between bookings
- You live nearby and are there anyway
- Very low occupancy, the fixed cost isn’t spread far enough
Quality matters more than hosts think
Guests notice linen more than almost anything else in a property. Thin, greying towels get read as dirty, not old, and that lands in your cleanliness score rather than a fair "the towels are a bit tired" comment.
Commercial laundering keeps whites genuinely white far longer than domestic washing, which is a real, if unglamorous, argument for outsourcing.

Practical setup
- White only. It can be bleached, it always matches, and replacement is simple.
- Buy in identical sets. Mixed stock creates make-up errors and looks careless.
- Duvet covers, not top sheets plus blankets. Faster to change, and they always look made.
- Mattress and pillow protectors on everything. Cheap, and they save the expensive item.
- One spare set beyond your calculation. For the stain that will happen.
